We’re less than 3 months away from the Kentucky Derby 2025 and while the prep races have already seen an upset with Magnitude at 43-1, Churchill Downs is making horse racing news for a different reason. On Wednesday, officials announced a $1 billion renovation project.
This is the largest capital investment in over 150 years of history. While many iconic sports venues make small updates, this legendary track is going all in to improve the horse racing experience for fans near and far. The release also outlines a multi-year timeline through 2028 and says the upgrades will be complete by the time each of the next Derby seasons is due.
CEO Bill Carstanjen calls the project a “once in a lifetime” experience that will merge the track’s history with modern hospitality. In short, it’s a big gamble to stay relevant and to remain the global center for horse races including “The Run for the Roses.”

Breaking Down the Billion-Dollar Investment
So what do you get for almost a billion dollars at Churchill Downs? The plans involve three main projects to improve comfort, connectivity, and excitement for every type of racing fan.
The Skye Project
Replacing 11,500 old seats with 13,300 premium seats in a five-story building, the Skye Project is the largest chunk of the budget at $455-$465 million.
The first three floors will open for the 2027 Derby, with the final phase complete by 2028. These upgrades will offer better views, upscale dining, and a modern feel while still keeping the classic charm, according to officials.

The Conservatory Project
Next up is the transformation of temporary infield suites into permanent premium spaces for over 7,000 guests. With an estimated cost of $320–$330 million, the Conservatory Project will feature 36 luxury suites, designed to deliver top-tier comfort and prime vantage points of the racetrack.
This will roll out in phases between 2026 and 2028.
No More Muddy Infield?
Finally, a $60-$70 million project to build three permanent buildings for general admission fans. This is more than just more seats. These new buildings will have upgraded amenities, ticket upgrade opportunities, and additional entertainment areas.
Part of this includes a $45-$55 million tunnel to connect the infield to the grandstand more safely and quickly.
However, all these projects need to go through multiple regulatory approvals from local and state authorities. Churchill Downs hopes a thumbs-up will help generate fresh revenue streams, from high-end hospitality packages to more online betting partnerships.
